Q:
We have a 6,000 square meters Asbestos Roof. We are thinking about moving in eight years but we have concerns about asbestos fibres and duty of care issues.
A: Providing the Asbestos Roof is in reasonable condition we can encapsulate it without any staff inconveniences and closing down the premises. If it is encapsulated with white Asbestos Seal, it has a 10 years guarantee, also there would be a significant drop in temperature on hot days. This is the most successful product to conform with the Government Paint Committee Approval G.P.C.-C-1720/2 in the treatment of Asbestos Roofs.
Q: I recently called a Roof Plumber about our Industrial Roof leaking and informed us that it was 0.35 gauge Metal and water was penetrating the laps where they joined. He said that the roof had to be replaced.
A: Not so, Sydney City Roofing has encountered many roof with 0.35 gauge. The least acceptable gauge for the roofing industry is 0.42 gauge. However, in your circumstances that we seal and pop rivet the laps and apply membrane over the roof with a 10 years guarantee.
Q: Our staff at our factory complex are concerned about Asbestos Fibres coming from the roof. We had quotation to renew the roof but it is not feasible. Can you advise us?
A: The majority of Asbestos Fibres are on top of the roof. However, due to expansion and contraction of Asbestos Fibres penetrate down the fasteners holding the roof. Once the roof is encapsulated you should not have Asbestos Fibres coming from the top of the roof. After the roof is encapsulated and air monitoring tests are taken, a Asbestos Hygienist Consultant will inspect the premises providing the Air Monitoring Tests are satisfactory and the premises is asbestos free and the Hygienist will pass of the project. He will provide you with a Clearance Certificate and a copy for Workcover.
Q: My tiled roof has moss and dark stains all over it. Why has
this happened?
A: After years of being exposed to the elements, the protective
gloss surface of the tile will deteriorate and become powdery. When
this occures, it gives different types of fungus the perfect surface
to grow on the tile.
Q: Can I just have my roof cleaned without painting it?
A: No. With old corrigated iron roofs, rusting will continue if
they are not sealed and a tiled roof that is deteriorating will continue
to do without the protection of 100% acrylic sealer. After a few years
the tiles will become so brittle that you may need to replace the entire
roof.
Q: I have been told that as long as I do not touch my asbestos
roof I will be safe.
A: Absolutely NOT. After years of exposure to the weather, a loose
surface layer developes which becomes colonized with dark coloured lichen.
The lichen attacks the cement causing exposure of the asbestos fibres
that are either blown off our roofs by the wind or washed down our gutters
by rain.
Q: Can you remove my asbestos roof and how much will it cost?
A: Yes, we reroof to Colourbond or Zincalume Profile. Removal should
be used as a last resort and is the most costly method of dealing with
asbestos but most importantly, removal ofter results in increased fibre
release, even when careful work practices are followed. But our Commercial
Clients prefer Encapsulation due to O.H.O.S and temperature decrease.
Q: How long will it take for SCR to do a quote from the day I call?
A: Usually within a few days but if you can email a digital photo to
us it can be done within 24hrs.
Q: I don't know what has to be done to my asbestos roof but it is old and
leaking somewhere. Can you help?
A: Yes. We have been in the industry for over 25 years and in
some instances can assess the situation over the phone when given the
information about the problem.
